Baia Vista launch
phase 2

After the successful sale of phase 1 and while construction is now in full swing, Baia Vista is gearing up for the next step. On 18 May, we will officially launch phase 2 of Baia Vista: a new extension of the resort at the unique location of Hòfi Sint Joris. The launch will coincide with a four-week television campaign in which Baia Vista will be visible as a sponsor of a Dutch evening programme filmed in Curaçao.

Resort expansion

With the interest in Baia Vista, we see confirmed what we hoped for from the beginning: that there is a lot of interest in high-quality flats on Curaçao in a location where nature, tranquillity and accessibility come together.

Phase 2 forms a natural extension of the existing resort and will be realised on the flanks and far side of the land position surrounding phase 1. This allows the homes to take full advantage of their location and orientation.

The new phase consists of 12 apartment buildings, each with:

• 4 flats, divided between ground floor and first floor
• 1 exclusive penthouse on the second floor

In total, phase 2 thus comprises 60 dwellings.

Further development of a strong design

The architectural premise of phase 2 remains true to Baia Vista's design DNA. It is based on the original design of Cees den Heijer, one of Curaçao's most renowned architects, which was further developed and refined in phase 2 by Baia Vista's construction team.

This has led to a number of choices appropriate to this particular phase and location.

Whereas in phase 1 apartment buildings still shared an entrance with an adjacent block, in phase 2 each building has its own independent entrance and access. This creates more privacy, a quieter appearance and a more spacious layout.

The houses themselves are also considerably more generously proportioned:

• Flats get 22 m² extra indoor space
• In addition, approximately 10 m² additional terrace space
• The penthouses grow by as much as 65 m² extra living space
• In addition, the penthouses now feature three bedrooms instead of two

In addition, the penthouses are further prepared for luxurious outdoor living, with a integrated pergola, a outdoor shower and an additional reinforced outer floor, allowing future owners - if desired - to add a jacuzzi.

Unobstructed views as a starting point

A key principle in phase 2 is the positioning of the houses.

All flats and penthouses are designed to benefit from unobstructed views over the green surroundings, with lines of sight towards nature, sea and the bay. In addition, the houses are carefully positioned on the trade winds, contributing to a pleasant and natural living comfort. This reinforces exactly the feeling Baia Vista stands for: living in the open air, with space, tranquillity and the character of Curaçao all around you.

Familiar quality, with its own character

For the realisation of phase 2, we will continue to work with as many of the same partners, suppliers and quality standards as in phase 1 as possible. At the same time, we are consciously opting for subtle differentiation in material use and finishing in parts, so that this phase will have its own appearance within the resort as a whole.

Relax at the resort

Within phase 2 of Baia Vista, we will realise a large central pool with pool bar: a place to relax, cool off and enjoy Curaçao's outdoor life, with plenty of space for a bite to eat and a drink in relaxed resort atmosphere.

Indicative planning phase 2

To give interested parties an insight into the expected follow-up process, we are currently using the following indicative schedule for phase 2:

• Q2 - 2026: sales start of first tranche (30 homes)
• Q4 - 2026: expected licensing
• Q1 - 2027: application for and completion of legal/ cadastral division into flat rights
• Q2 - 2027: planned start of construction

The sale is deliberately taking place in two phases. We will start with the first 30 homes on 18 May, with the second tranche of 30 homes to follow at a later date. This phased approach helps us to efficiently move on to the legal and construction follow-up steps after obtaining the permits. The above planning is indicative and depends on procedures and external lead times, among other things.

A prime location on Curaçao

Baia Vista is located in Hòfi Saint George, one of Curaçao's most promising locations.

Here you live in the middle of nature, with cooling trade winds, peace and quiet, while popular hotspots such as Jan Thiel, Mambo Beach and Willemstad are accessible within a short distance. That combination makes Baia Vista attractive for both private and recreational stays.

Renewed website

With the launch of phase 2, we have also expanded our website. For example, we have shared more buyer experiences from phase 1, provide additional background information on the partners and parties involved in the realisation of Baia Vista, and add extensive new property information including improved floor plans of the flats and penthouses in phase 2.

This will give interested parties a good idea not only of the new homes, but also of the people, quality and vision behind the project.
