Who are the people bringing Baia Vista to life? In this series, we speak to and tell the stories of the people behind the project: from buyers and investors to designers, builders and others involved. Each has their own story, a unique vision and a special connection with Cura\u00e7ao.<\/em><\/p>\n Be inspired by their motivations, dreams and experiences - and discover how they are building something beautiful together on this sunny island.<\/em><\/p>\n Douwe Banning will be advising the owners\u2019 association for Phase 1 of Baia Vista and ensuring that the management is properly organised from the moment of handover.<\/p>\n In addition, he is working on the further organisation of the umbrella management association for Baia Vista and on the arrangements with the H\u00f2fi Sint Joris Foundation. In doing so, he is helping to ensure that the various responsibilities, financial flows and shared facilities are properly coordinated.<\/p>\n It is a role that may be less visible than the design or construction, but is just as important for a pleasant and well-organised living environment.<\/p>\n Douwe was born in Vlaardingen in 1964. Shortly afterwards, his parents moved back to Friesland and he grew up in Leeuwarden.<\/p>\n In the 1980s, he studied business administration at the HTS there, one of the first universities of applied sciences to offer this course at the time. After graduating, he left the north for the Randstad and embarked on a career centred on organisation, processes and project-based work.<\/p>\n For ten years, Douwe worked for an IT company, where he held project-based roles for a wide range of clients. He gained experience in sectors such as telecoms, banking, trust firms, insurance and retail.<\/p>\n It was a dynamic period in which the internet and mobile telephony were emerging, organisations were preparing for the turn of the millennium, and the euro was later introduced.<\/p>\n It was in that environment that Douwe learnt how important it is to organise processes in a clear and structured way, to define responsibilities properly and to ensure that organisations are on board with changes.<\/p>\n In 2004, Douwe decided, together with his wife, who is from Cura\u00e7ao, to move to the island.<\/p>\n They saw opportunities in tourism and set up their own accommodation business, which they ran for several years. This gave Douwe an insight into entrepreneurship on Cura\u00e7ao and into the day-to-day realities of hospitality, management and customer service.<\/p>\n He also worked as a project leader and process manager for ENNIA. His role involved developing and implementing processes for areas including insurance applications, claims and pensions.<\/p>\n In this regard, his focus was primarily on clear and standardised working methods that are practical for staff to implement and ensure a consistent level of service for customers.<\/p>\n Douwe has been working as a self-employed entrepreneur since 2024. At Baia Vista, he will be responsible for preparing and supporting the owners\u2019 association for Phase 1.<\/p>\n By the time the first forty homes are handed over, a great deal will already need to have been organised. This includes membership administration, the budget, insurance, maintenance, contracts with suppliers, communication with owners and the preparation of the first members\u2019 meetings.<\/p>\n Douwe helps to establish this structure properly from the outset, so that the owners\u2019 association can operate professionally from the moment the project is handed over.<\/p>\n In addition to the owners\u2019 association for Phase 1, work is underway to establish an umbrella management association for Baia Vista.<\/p>\n The individual owners\u2019 associations are responsible for their own apartment blocks and immediate communal facilities. The management association focuses on the facilities and interests shared by the various phases of Baia Vista.<\/p>\n Douwe is helping to further establish this association and to draw up the internal agreements. This includes, amongst other things, responsibilities, decision-making, owners\u2019 contributions, maintenance and the allocation of shared costs.<\/p>\n By establishing this structure clearly right from the development stage, it provides clarity for both current and future owners.<\/p>\n Baia Vista forms part of the wider H\u00f2fi Sint Joris area. In addition to the owners\u2019 associations and the management association of Baia Vista, the H\u00f2fi Sint Joris Foundation is therefore also involved in the management of the wider area and the facilities at neighbourhood level.<\/p>\n Douwe is helping to clarify and set out the agreements between the owners\u2019 association for Phase 1, the umbrella management association and the H\u00f2fi Sint Joris Foundation.<\/p>\n It is important that owners are clear about which organisation is responsible for what, what contributions are paid, and how the management of the various communal facilities is organised.<\/p>\n Property management is often associated primarily with meetings, budgets and maintenance plans. In practice, however, it is also about continuity, clear communication and the quality of life in a residential environment.<\/p>\n A professionally organised owners\u2019 association helps to ensure that the communal property is properly maintained, to reconcile the interests of the owners, and to take timely decisions about the future.<\/p>\n It is precisely in a project such as Baia Vista \u2013 which consists of several phases and forms part of H\u00f2fi Sint Joris \u2013 that a clear management structure is important from the outset.<\/p>\n Douwe is also actively involved in activities outside his professional life. He is a keen mountain biker and can be found on Cura\u00e7ao\u2019s trails for more than just leisure.<\/p>\n He contributes to the development and maintenance of mountain bike trails and occasionally helps organise races, including the annual Extreme.<\/p>\n This commitment is in line with his broader vision for Cura\u00e7ao.
